RENTAL MANAGEMENT SYSTEMS
Facilitate the admin and management of your property, tracks and records the details of every financial transaction. You receive a monthly report so you always know exactly what is going on with your property and any deposits held in trust.
LEGAL DOCUMENTS
Compliant with all relevant legistlation such as the National Credit Act, Consumer Protection Act, and Rental Housing Amendment Act.
We offer two service level agreements:
PROCUREMENT MANDATE
Includes all of the below:
- Marketing and advertising the property
- Procuring a tenant
- Screening and vetting the applicant
- Drafting of lease agreement
- Doing the required incoming inspection
- Collecting first month’s rent, deposit and other monies payable from tenant
- Paying over of deposit to landlord
PROPERTY ADMINISTRATION
Includes all services as in a Procurement Lease and also includes the following services (as mandated):
- Emergency repairs and assistance with insurance claims related to the property
- Tenants deposit is collected and held.
- Monthly statement of income and expenditure are prepared for each property
- Lease extensions and re-assessment of affordability and suitability
- Invoicing the Tenant for monthly rental
- Collection of Landlord's rent and pay service providers as mandated
- Give tenants an incentive to pay timeously by crediting a rental payment profile that is incorporated into their credit history and will affect their future rental prospects
- Conduct periodic inspections and provide Landlord with report and photographs
- Obtain quotes for any repairs necessary and ensure that the work is completed to the Landlord's satisfaction
- Conduct outgoing inspections and dealing with deposits as required by rental legislation
