Sectional Title Property in Table View -
Table View's property makeup is heavily weighted towards the sectional title segment - a fact borne out by a look at any Table View Estate Agency shop window will bear out where apartments and flats for sale in Table View take up most of their frontage!
In fact, almost three-quarters of Table View property is made up of flats, apartments and townhouses falling into the Sectional Title category.
Whilst a lot of the more established seafront complexes and apartments in Table View were built in 1980 - 1990 time frame (around 40% of Table View's sectional title complexes were developed in this decade), construction slowed somewhat in this sector during the next decade.
Sectional title properties in Table View's growth curve, however continued and almost a quarter of the area's townhouse and apartment complexes were added in the 2000 - 2009 period.
In terms of unit sales, the volumes of property sales in Table View's sectional title market have been pretty constant at around 260 properties per annum (2009 - 2011)
Averages prices for sectional title Table View properties increased from just under the R1 million mark in 2009 to around R1200 000 in 2010. The longer term impact of the recession bit during 2011, and with property mortgage finance tightening up, sales prices stabilized back to just above the one million rand area.
Full Title Property in Table View
Most of the full title property in Table View was built between 1980 and 1999. (The vast majority of real estate construction thereafter was in Blaauwberg sectional title housing)
From a pricing perspective, Table View houses for sale over the 2009 to 2011 period averaged out at between R1 and R1.2 million marks. The number of houses for sale in Table View which were sold was also pretty constant with around 250 - 270 changing owners annually.
Full title Table View properties are predominantly three bedroomed (over 60%), with 2 bedroomed house making up just under 15% and four bedroomed some 18%. Approximately three-quarter of Table View property stands vary size wise between 500 and 1500 square meters. Building sizes show that half of Table View's houses are in the 100 - 200 square meter category and a quarter between 200 and 300 square meter properties.
