Kraaifontein at a glance

Kraaifontein lies to the north-east of Brackenfell and straddles the N1 towards Paarl. It was a separate municipality until being incorporated into the Cape Town Metro in the late 1990s and so consists of several suburbs, each with its own distinctive characteristics.
It also lies just to the north of the country's premier wine-producing region, and close to estates such as Hazendal, Kaapzicht and Zevenwacht. This fact and development in the new suburb of Buh Rein has boosted the average home price in Kraaifontein from R435 000 in 2013 to R1,1m currently, but there are still many neighbourhoods here that offer families an affordable route into the property market with the promise of good capital growth, says Riaan Smit, principal of Chas Everitt Kuilsriver & Brackenfell.
"One of these is Northpine, an area of about 3000 households which is connected by Okavango Rd to the N1 and to the Cape Gate retail precinct and Brackenfell Industrial
Area where many residents work. Freehold house prices here currently range between R700 000 and about R1,2m, with most being under-R1m, but we believe that rapidly rising demand will cause them to escalate faster than those in neighbouring Brackenfell or Kuilsriver, where it is now difficult to find even a two-bedroom sectional title townhouse for under R1,2m."
He says that Scottsdene, to the east of Northpine, is currently also very popular and another area to watch. House prices here start at around R500 000 for older two-bedroom homes on small stands and range up to around R950 000 for three-bedroom homes on relatively large stands.
At the top end of the Kraaifontein market are suburbs like Pinehurst, where home prices range from around R2m to R4,6m, and Langeberg Ridge and Langeberg Heights, where luxury homes in the new Limberlost security estate are selling for as much as R3,9m and those in the Tanglewood estate from around R2m to R2,6m. In Bonny Brook, house prices range up to R2,5m and in Windsor Park, family homes on 600m stands now sell for as much as R2,25m.
Also within the boundaries of Kraaifontein are the neighbourhood of Uitzicht, north of the N1 freeway, where suburban house prices average around R1,8m and those for homes in security complexes and estates such as Avalon range from around R1,7m all the way up to around R3,8m. Then for those with a hankering for a "country" lifestyle and a property where they can keep horses and livestock or grow their own food, the trendy Joostenberg Vlakte area offers a selection of smallholdings ranging in size from 4200sqm to 30 000sqm at prices from around R3,7m to around R6,5m, depending on the size and condition of the house on the property, any other improvements such as dams, stables and barns, and any business that is being run from the property.
There is also high demand for rental homes in Kraaifontein, says Smit, and this has prompted the development of many new apartment complexes in recent years in areas like Scottsdene, where prices start at around R437 000 for two-bedroom units, and Zonnendal, where prices for similar units start at around R700 000. Also in Zonnendal is the Camelot Estate development, offering new two, three and four-bedroom houses at prices from about R1,27m to R1,62m, including fully-fitted kitchens, single garages, solar water heaters and top-notch security.
Government schools in Kraaifontein include at least 12 primary schools and six high schools. There is a Meridian private school in Pinehurst and a Curro school in neighbouring Sonstraal Heights. Kraaifontein residents are also spoilt for choice when it comes to shopping, with several convenience centres as well as the new Okavango Crossing centre anchored by Checkers, Woolworths and Virgin Active. The Cape Gate shopping precinct, just minutes away on the border of Brackenfell, offers a Makro, Giant Hyper, Builders' Warehouse and Virgin Active gym as well as 160 stores, restaurants, movies and play facilities in the Cape Gate Centre.
Sports facilities include the Kraaifontein Rugby Club, the Northpine Football Club and the Scottsdene Sports Complex, home of the Scottsdene Central Rugby Club, which also offers basketball, fitness classes and after-school recreational programmes during the week. Kraaifontein has churches representing most denominations and two mosques, while medical facilities include the Medicross Family Medical Centre in Bonny Brook, the Medicross Langeberg Medical and Dental Centre and Medicross Northpine.
