Linden at a glance

This leafy suburb, one of Johannesburg's oldest, lies northwest of the city centre on the border of Randburg. Neighbouring suburbs include Northcliff, Blairgowrie, Victory Park, Greenside & Emmarentia.

Initially a farming area, it has developed extensively over the years. Linden used to be home to a predominantly conservative Afrikaans community but in the last decade has become far more culturally diverse & offers a variety of dwellings & amenities.

Linden is divided into large blocks running from 1st -6th Ave East to West & 1st -13th Street North to South. The stands were originally 1600sqm and some of the older & renovated homes have these large properties. A considerable number though are on subdivided stands. There are smaller homes to be found as well as older generous sized apartments. Recently there has been an influx of Investors developing sectional title complexes & revamping old apartment blocks.

Linden has much to offer. The popular long standing Afrikaans Medium Schools -Louw Geldenhuys & Linden Hoer are to be found on 3rd Ave. Pinnacle College is a recent addition in 4th Ave. Excellent Schools both Private & Government are situated in neighbouring suburbs and are easily accessible. Wits Campus & UJ are within a 20 minute drive.

Linden has a large heated Municipal Swimming Pool & many sports, Gyms & recreational facilities. Churches in the suburb include Anglican, NGKerk & Presbyterian Congregations. St Charles Catholic , Trinity Methodist , Greenside Mosque & Shul are all within 3km.

Linden is almost surrounded by Parkland . The main outdoor attractions being the Emmarentia Dam, The Johannesburg Botanical Gardens, Darrenwood Dam & the ever popular Delta Park.

Linden's location is ideal in relation to the Business hubs of Sandon, Rosebank & Jhb CBD. It also has the extensive Cresta Shopping Mall on its doorstep. Pick & Pay & Woolworths Food Supermarkets are both found in Victory Park Shopping Centre and the bottom of 2nd Ave Linden.

The emergence of a younger demographic has brought about a much needed change in ambience. 4th Ave & 7th Street have undergone a revival similar to Parkhurst & Melville. Trendy Cafés, popular Restaurants, quirky art & décor shops are all to be found on these streets which are continuously bustling.

Linden has an active & efficient Community Association. They strive to foster positive relationships between all Residents & Business Owners and encourage awareness of the environment. Crime control to make Linden a secure & safe suburb is another prime objective.

Exceptional value for money is to be had when purchasing property in this suburb, especially when comparing with neighbouring Parkhurst. House prices can be as low as R1.6million for an un-refurbished house and reach up to R3.8 million for a large, modern renovated one. Sectional Title Units range between R 750 000 and R 1.35Million but can go up to R 1.9 million for something larger in a new development.

A peaceful suburb, ideal location & a friendly neighbourhood with great community spirit all contribute to property ownership here being a favourable investment.
