Witbank at a glance
The majority of the Witbank property for sale landscape is dominated by traditional “freehold” or full title properties, which make up some 87% of the composition according to recent Lightstone property reports. The remainder of the market is made up of residential Witbank estates (around 8%), and sectional title units (townhouses, flats and apartments) comprising around 5%.
These numbers in terms of the “makeup” of the property arena in Witbank however are likely to change as major investment continues to take place within the city as a result of the ever growing coal mining activities, and related industrial development such as steel mills and power stations.
Ongoing construction work on the Kusile power plant is responsible for a continuous inflow of new residents and with this project set to last for the next 8 years it’s a good driver for property demand in the mid to long term with a lot of demand arising in the affordable price sector.
With the demand for higher density and affordable housing on the increase, chances are that there will be an increased amount of new sectional title developments coming onto the Witbank property market in the years to come.
Popular suburbs in Witbank include Die Heuwel, Jackaroo Park, Hoeveld Park, Reyno Ridge, Tasbet Park, Del Judor, Kwaguqa and Naaupoort.
Where is Witbank situated?
Witbank, established in 1890, is a city located in Mpumalanga’s Highveld. The city is also known as eMalahleni – “place of coal” – referring to the rich coal deposits that originally attracted its first residents and ignited industrial development.
The name Witbank, translated from Afrikaans, literally means “white ridge”. This refers to the white sandstone outcrops where wagon drivers would rest in days gone by. The town is located just about 110 kilometres east of Pretoria and about 140 kilometres north east of Johannesburg.
Witbank is small compared to some of South Africa’s larger settlements such as Johannesburg and Durban. However, being located in an area with more and more investment taking place as a result of the coal mining, Witbank’s economy continues to flourish – more so than most cities or towns of similar size.
Despite the city’s geographic position seeming far removed from the bright lights of South Africa’s bigger settlements, the Witbank property market has benefitted from the coal mining industry with real estate prices steadily rising year on year.
What is unique about Witbank as a City?
Arguably the city’s most prominent feature is the Witbank Dam. The dam, which is one of South Africa’s most renowned fresh water reserves, is also the oldest in the southern hemisphere. The residents of Witbank hold the dam close to their hearts and partake in many festivals and activities in and around the dam – including fishing, boating, parasailing as well as wind surfing.
