Centurion is currently experiencing a massive surge in home buying, especially in the sectional title sector.
So says Paul Greyling, owner of the Chas Everitt International franchise covering Centurion who notes that sales volumes in his office have doubled since March and that a consequence of this sharp increase in demand is a dwindling supply of homes for sale.
“However, we are working around the clock to secure more stock as we do not want to disappoint buyers who have made the decision to enter the market now.”
Centurion offers a wide variety of properties to suit all sorts of buyers, from luxury estate homes to lock-up-and-go apartments, but the demand is currently greatest for sectional title properties in the R500 000 to R1,1m price bracket, he says.
“Centurion is attracting many first-time buyers in the 18 to 35 age group and young families who want to send their children to one of the many schools in the area – including 10 public primary schools and eight secondary schools.
“The Gautrain and its buses have of course made the commute to work in Pretoria or Johannesburg much more convenient, but now Centurion itself is a burgeoning business area with job opportunities aplenty in the corporate parks, shopping centres and industrial nodes that are springing up here.”
Greyling says Centurion housing demand overall is being driven by a growing confidence that the recession is well and truly over. “Buyers are still fairly cautious and price conscious but they have prioritized owning a home. They know that whatever happens to the economy, it is important to secure a roof over your head, and many are buying now before prices increase too much more.”
One of the highest demand areas in Centurion at the moment, he says, is the Heuwelsig Estate, where freehold homes are priced between R1,2m and R2m, and sectional title apartments between R450 000 and R1,25m.
“The Highveld area is also popular, offering freehold homes at prices from R1,18m to R2,35m and sectional title units at prices from R575 000 and R1,1m, and Lyttelton is also always sought-after, with freehold homes at prices between R1,43m and R1,55m and sectional title units from R500 000 to just under R1m.
“Further up the scale, buyers are also keen on Midstream Estates, where home prices start at around R2,8m and range all the way up to R7m, while Eco Park provides excellent value for sectional title buyers with untis available at prices from R675 000 to R1,2m.
“For those who would like to build their own homes, Eldoraigne offers vacant stands priced between R395 000 and R750 000, with building packages priced at between R1,05m and R1,75m.
