Factors When Renting Property

Category Tenant Information

Deciding on which home or unit to rent and in which area is an important decision that will be influenced by many factors. For example, if you are renting in a sectional title complex or gated estate and you have pets, it is important to find out before the time what the rules of the complex or estate say about pets.

It is also important to approach a knowledgeable, reputable and recognized real estate agency when dealing with estate agents and viewing properties. The agent you view the property with might potentially also be managing the lease so with a reputable agency you have peace of mind that the process will be handled efficiently and professionally.

COSTS TO BE TAKEN INTO ACCOUNT

As new potential tenants it is important to take into account that there will be costs associated with applying for and renting a property. You will most probably be required to pay a deposit plus one month rent in advance. There may also be other fees payable upfront such as a service deposit and lease fees. Speak to your local Chas Everitt Rental Specialist about these charges. It is however important to make sure that you have cashflow available to cover these upfront expenses.

It is also important from a budget perspective to know what will be included in the lease, for example water and electricity, etc or of these charges will be levied separately.
