Charles de Kock and his sales team recently opened a new Chas Everitt International franchise to serve the needs of real estate buyers and sellers in the Overberg and Southern Cape towns of Swellendam, Caledon, Riviersonderend, Heidelberg, Riversdale, Ladismith, Albertinia, Barrydale, Stilbaai, Gouritsmond, Witsand, Malgas and Infanta.
Property demand currently exceeds supply in these areas, due to the continued trend of people wanting to move from the city to the country – and not just to retire, De Kock says. “We also see many young couples and families moving to smaller towns now in search of a quieter, more wholesome way of life, and they often don’t commute but actually set up new businesses that help to create jobs and boost local economies."
He says the attractions of the country towns in this region, in particular, include spectacular mountain, river or sea views and many other natural attractions, some excellent schools, great golf courses and recent improvements to roads and other infrastructure. In addition, the provincial hospital for Swellendam and Caledon has recently been upgraded, while a new private hospital is opening shortly in Stilbaai.
“Property prices here range from around R200 000 for a building stand all the way up to around R55m for an established dairy farm, so there is definitely something to suit every budget, but the highest demand currently is for three and four-bedroom family homes in the R1,2m to R1,5m range."
“There is also always strong demand for both short and long-term rental homes here, and there are currently some excellent opportunities for developers and investors.”
