Kuilsriver perfectly positioned for growth

With property prices in the Cape Town northern suburbs of Durbanville, Bellville and Stellenbosch having climbed beyond the reach of the average young buyer, Kuils River offers rare value for money and excellent investment potential. 

So says Riaan Smit, principal of Chas Everitt International in Kuils River and Brackenfell, who notes that while offering good-sized freehold homes in a well-established neighbourhood, Kuils River’s biggest asset is its central location.

“The town is situated next to the R300, the link road between the N1 and the N2 freeways and a 30-min drive from central Cape Town. It’s 20km from the airport and only 15km from Stellenbosch, which makes it a very easy commute for the many residents who work there.”

And major infrastructure improvements are making it even more accessible. The recent completion of the Saxdowns Road project has provided commuters with an alternative route to Bottelary Road (M23), one of the city’s main arterials, and the eventual completion of the interchange in Kuils River – scheduled for mid-2017 – will go a long way towards relieving traffic volumes on the R102.

Certainly, employees of big business have seen the attraction of the town’s centrality, says Smit: “Shoprite’s main Western Cape distribution centre is located down the road in Brackenfell and Sanlam’s head office is less than 10km away in Bellville.” Add to this the fact that Kuils River boasts a number of excellent schools – among them De Kuilen Primary and High and the Afrikaans-medium Mikro Primary, not to mention those in nearby Bellville, Brackenfell and even Stellenbosch – and it’s easy to see why the town appeals to young families. 

Indeed Kuils River’s mid-range market is currently its most active. Smit says the biggest demand is for homes at the R1,8m mark, but properties at the lower end of the market, between R800 000 and R1,2m, are also snapped up quickly. 

“In addition, Kuils River is one of the few places left in the Cape Metropole where you can buy a decent two-bedroom apartment for R500 000. This makes the town especially attractive to first-time buyers and we’re seeing a lot of younger people moving in as a result.” 

That said, Kuils River offers plenty at the upper level of the market, too. “The Zevenwacht Wine Estate, at the edge of the Stellenbosch wine route, lies just above Kuils River, and a 250sqm home in the adjacent Zevenwacht Country Estate, a private gated development of 92 homes, will set you back between R3,5 and R6m. We recently sold a stand there for R1,6m.”

The rental market in Kuils River is equally strong. “We currently manage over 90 rental properties and, if the stock was available, would have absolutely no difficulty renting out another 90,” says Smit, who estimates that a low-maintenance two-bedroom townhouse in Kuils River should fetch a monthly rental of at least R8 500. 

The agent, who knows the market well since his mother, Marie Smit, was one of the very first estate agents to operate in the area, is convinced that Kuils River will continue to go from strength to strength. “Certainly, for the time being at least, it’s one of the few more established areas in the Cape Peninsula where you’re still able to get some very real bang for your buck.”
