Mondeor is the home of one of Johannesburg's best kept property secrets, says Alencia Martin, Chas Everitt International's area agent.

Today, the suburb is home to a cosmopolitan community, drawn by good location, good value and pretty surroundings.

Sectional title property in Mondeor includes townhouses priced at between R480 000 and R850 000. and offer young first-time buyers a foothold in the property market, while simplex units in the R650 000 to R850 000 range are also popular among this group of buyers.
 
Mondeor cluster units are available at prices between R650 000 and R1,35 million, while duplex units cost between R950 000 R1,8m. Family homes are priced between R980 000 and R1,75 million while modern upmarket homes sell at prices from R1,6m up to the late R2-millions.
 
Demand for Mondeor rental units is strong and monthly rentals range between R4 500 and R9 500.
 
Martin says Mondeor offers a wide variety of shopping venues, the largest of which is the landmark Southgate centre with 160 commercial tenants, while the nearby Glen shopping mall and various smaller shopping venues, conveniently dotted throughout the suburb, add choice and variety.
 
Many commercial centres, restaurants and garages are situated along the main thoroughfare, Columbine Road, and most properties on the road have business rights, she says. Several bus services run along Columbine Road, making public transport easily accessible. Bus services are also available to the local schools.
 
Mondeor offers several bed-and-breakfast establishments and guest houses nestled in the lush hills, as well as two large hotels. Entertainment and recreation venues include a community and recreation centre, a tennis club, soccer fields and several local pubs. It is also close to Gold Reef City and the FNB Soccer Stadium.
 
Churches of all denominations have been established and the large mosque in Columbine Road is increasingly attracting new residents from areas such as Lenasia.
 
Health services are available at several health practitioners in the area and at the municipal clinic, as well as the nearby Mulbarton, South Rand and Baragwanath hospitals.
 
But in spite of all the modern conveniences in and around Mondeor, says Martin, the suburb retains a natural beauty. "The hills are alive with birdsong, tracts of pristine indigenous flora abound and the air is fresh and clean. Yet, residents are a proverbial stone's throw away from Johannesburg CBD and have quick access to the M1, M2, R553 and the old Potchefstroom highway."
