The five home maintenance tasks you're probably forgetting to do

"With winter coming to an end, it's time to start tackling those home maintenance jobs that should be done before the spring season arrives," says Berry Everitt, CEO of the Chas Everitt International property group. Much like going to the dentist, you might put off doing these chores for as long as possible, but you'll ultimately regret the consequences of neglect! 

From cleaning out your gutters to inspecting your roof for damage, you probably have a home maintenance checklist that you know you need to tick off during the year. But how about those other forgotten tasks?

Here are five important but often neglected home maintenance jobs that you should add to your list.

  1. Refrigerator coils

When was the last time you pulled your fridge away from the wall? The refrigerator or condenser coils can easily get clogged up with dirt, dust, pet hair and cobwebs, meaning the fridge uses more power to cool your food. Because your compressor is working harder and longer than it should, it also shortens the life of your fridge. Use a vacuum cleaner and brush to clean the coils annually. 

  1. Garage

This prime space tends to be used as a dumping ground for things you don't want in your home. Inspect walls for cracks and damp, clean the floor and check for damage, and treat any wooden components where you see rot or insect infestation. Deep clean the garage and create order by finding a place for everything. It's also imperative that you clean and oil garage door hinges to avoid rust build-up. 

  1. Sanitaryware 

Conserving water should be a priority in a water scarce country like South Africa, but there are instances when water usage is necessary to maintain the proper functioning of sanitaryware. If you have baths and showers that don't get used regularly, it's a good idea to occasionally run water through them to prevent a buildup of grime. The same applies to spare toilets; flush them sporadically to prevent blockages. Showerheads should also be regularly removed and cleaned to help with water pressure and ultimately water consumption. 

  1. Dryer vent duct

If you have a clothes dryer, look out for lint buildup which reduces the efficiency of the dryer, increases energy consumption, and is also a fire risk. Clean your dryer vent or filter regularly to maintain the performance of the machine and reduce the risk of fire.

  1. Stove hood

The kitchen is where you prepare all your food, so it should be kept as clean and hygienic as possible. Your stove hood sits right above your stove and is front and centre to all the steam, smoke, grease and splatter that comes from cooking. This leads to an accumulation of grime and dirt on the surface and filters of the hood. Wash the hood with warm and soapy water and clean or replace filters regularly - especially if you cook frequently. 

When you own a home, it can seem like the maintenance tasks never end but doing them will help you avoid costly repairs in the long run or having to sell your home at a discount. Regular maintenance means fewer home repairs and lower maintenance costs overall, while also helping the property retain and grow in value.
