Top Kuilsrivier Estate Agency Joins Chas Everitt International

Top Kuilsrivier estate agency Marie Smit Estates is proud to announce that it has joined the Chas Everitt International property group, which has more than 100 offices in SA and is an affiliate of the Leading Real Estate Companies of the World® (LeadingRE).

The family agency has been selling and letting property in Kuilsrivier for the past 46 years, but agency owners Marie Smit and her son Riaan say they are delighted that they are now joining the Chas Everitt “family” and have no doubt the move will be of great benefit to their many clients in the Kuilsrivier and Brackenfell areas

“As a Chas Everitt International franchise, we will also now have access to a full spectrum of national and international marketing platforms which will enable us to showcase the exceptional properties that are available in our area,” she says, “and help us remain the agency of choice for property sellers right across the Kuilsrivier and Brackenfell areas.”

Riaan says a number of factors are currently driving demand these areas, the main ones being good employment opportunities nearby and relative affordability. “A large number of companies operate in industrial areas such as Saxenberg, Stikland, Blackheath, Brackenfell Industria and the developing Cilmor area. There are also large, service-orientated companies in Bellville, Tygerberg and Stellenbosch, which are all easily accessible from Kuilsrivier and Brackenfell.” 

Both areas also have a large component of free-standing properties in the R900 000 to R1,4m range, which makes it possible for young couples to buy their own homes and is also affordable for older buyers needing to scale down, he says. 

“However, both areas also have a substantial number of larger properties in upmarket nodes from around R1,8m and upwards, and this segment of the market caters to executives and professionals. Similar houses in most adjacent areas are generally more expensive, and both Brackenfell and Kuilsrivier are known to offer good value for money.”

In addition, says Riaan, traffic congestion, especially in Kuilsrivier, has been greatly alleviated by the doubling of the bottom section of Amandel Road, and the upper Kuilsrivier bypass road, Saxdown Road, which links with Brackenfell Boulevard at Bottelary Road, has also been completed. It will open around August with the completion of the Rouxville bridge.

“Saxdown Road will also open up large development opportunities between the Kuilsrivier Golf Course and theZevenwacht Wine Estate, and current planning is for well over 1000 housing units, including single residential middle and upmarket houses as well as townhouse-type properties.

“Meanwhile, work has also started on the Bottelary off ramp to the R300, which should ease congestion in Van Riebeeck Road during peak hours.”

He notes that more schools are also being planned for Kuilsrivier and Brackenfell, in anticipation of the population growth in these areas. A new primary school and a new high school have been approved on a large site next to the Kuilsrivier Rugby Club, and a Curro private school has recently opened in Sonkring, Brackenfell.

 “I grew up in Kuilsrivier when it was a small town. It’s not small any more, but it is still a relatively safe environment in which to raise children, and I can say that from a family point of view as well as an investment perspective, you can’t go wrong buying a house in Kuilsrivier or Brackenfell.”
