Electric Fence Compliance Certificate

  • Authority: Required upon change of ownership for properties with an electric fence.
  • Validity: None specified, but it must also be issued if modifications are made.
  • Purpose: Assures that the electric fence installation is maintained, secured, and complies with the Electrical Installations Regulations.

Gas Compliance Certificate

  • Relevance: Necessary for properties with built-in gas appliances.
  • Authority: Issued by an individual registered with the Liquefied Petroleum Gas Safety Association of Southern Africa (LPGSA).
  • Validity: 2 years, required for any new installation, alteration, or change of ownership.

Solar and Inverter Installation Certificate

  • Relevance: Crucial for homes with solar inverters or photovoltaic (PV) systems.
  • Authority: Issued by a qualified Installation Electrician (IE) or a Master Installation Electrician (MIE).
  • Validity: Lifetime, unless the system undergoes alterations.
  • Purpose: Guarantees compliance with safety and performance standards, as well as with current legislation and insurance requirements.

Water Certificate - City of Cape Town

  • Relevance: Required for property transfers in the municipal jurisdiction of the City of Cape Town.
  • Authority: Conducted by an accredited plumber in Cape Town.
  • Validity: A new certificate is required before transfer.
  • Purpose: Ensures compliance with national building regulations and City water by-laws.

These certificates are fundamental to ensuring the legal and safe transfer of property. Remember, purchasing a home is a major commitment that goes beyond the immediate transaction and encompasses long-term safety and satisfaction.
