Substantial livestock farm for sale close to Humansdorp.

Situated only eight kilometers from Humansdorp, along the tar road leading to Hankey, and twenty-one kilometers from the coastal town of Jeffreys Bay, this expansive 550-hectare farm is for sale. Notably, the property has a documented history of being free from Foot and Mouth Disease.

The farm features 540 hectares secured by game fencing, and the Kabeljauws River meanders through the land for a distance of two kilometers. The current agricultural activities encompass beef cattle and Dorper sheep farming, alongside the production of animal feed such as teff, sorghum, oats, and lucerne. The farm has a frost-free climate.

The livestock included in the sale, with a total valuation of R2,600,000, comprises a beef cattle herd of 70 Droughtmaster/Senepol cross cows, 3 bulls, and 77 calves. The Dorper sheep flock numbers 563 (valued at R950,000), consisting of young lamb ewes, 8 rams, 78 wethers, 74 ewes with 83 lambs, 75 ewes currently lambing, and 90 ewes yet to lamb. (Exact numbers will be provided since the numbers will fluctuate over time).

The farm has significant irrigation infrastructure, with 50 hectares under three pivot systems and 5 hectares utilizing drag lines. Furthermore, 30 hectares are suitable for rain-fed cultivation, and 13 hectares of undeveloped arable land awaits future use. A centrally positioned dam, registered for irrigation, has a capacity of 46,000 cubic meters. The property also benefits from three registered boreholes with a extraction capacity of 42 kL per hour.

The farm is divided into 18 well-fenced grazing camps, each equipped with watering points and feeding troughs. Storage needs are well catered for by four large sheds, including a new steel structure measuring 30 by 21 meters, along with additional sheds of 20 by 12, 10 by 6, and 11 by 7 meters.

Residential accommodations are substantial, featuring a modern and spacious four-bedroom house with three bathrooms and three garages. The master bedroom includes an en-suite bathroom and a walk-in dressing room. Both the generously sized lounge (6 by 15 meters) and the TV lounge (7 by 8 meters) have their own fireplaces, and the expansive veranda features a built-in braai. An established garden with a large paved area in front of the garages leads to an automated entrance gate. Adjacent to the main house is a sizable face brick garden flat with three bedrooms and two bathrooms.

Additionally, there are employee quarters capable of housing four families. A licensed abattoir, fully equipped with a cold storage room, is located on the property. The livestock handling facilities include sheep and cattle enclosures, a spray dip with neck and body restraints, and a cattle weighing scale. A fenced piggery with solar electric fencing can accommodate 30 large pigs. The farm also includes a 12-hectare fenced game camp containing nyalas and springbok.

All necessary machinery and implements, valued at R3,000,000 and personally used by the owner (with a complete inventory available upon request), are included in the purchase price of R37,000,000 (excluding VAT). This includes a Mercedes Benz truck and trailer, a JCB TLB, two John Deere tractors, a McHale baler (in excellent condition), a Santa Isabel disc harrow, mower, rake, notal planter, boom sprayers, a Drotsky hammer mill, bush cutters, tine implements, etc.
