New Talent for Rental Team at Chas Everitt Glenvista

Category News

The Chas Everitt International franchise in Glenvista continues to attract the best real estate talent in Johannesburg’s southern suburbs – including the three top-notch letting agents who have just joined its award-winning team.

“Our rental property management department already has more than 120 units on its books,” says franchise owner Jacques Bronkhorst, “and there is such a demand for the service it provides that we have decided to expand and bolster it through the appointment of several more specialist agents and experienced rental property administrators.

“We have also switched to the EverRent© online property management program, which has been specifically developed to enable Chas Everitt International franchises to handle large rental portfolios efficiently and provide property owners and investors with a superior rental property management service.”

The three agents who have just joined the Chas Everitt Glenvista rental team are Charlene Bauer, James Bean and Yolande Coetzee, all of whom have extensive experience in the southern suburbs and Alberton rental property markets - where the demand is currently so high that clean and well-priced properties in the most sought-after areas can be let literally within hours.

“In fact,” says Coetzee, “we have a waiting list of tenants, especially in areas such as Winchester Hills and Meyersdal, and especially for two-bedroom apartments and townhouses in the R5000 to R8000 a month price range.”

And at the other end of the scale, says Bronkhorst, the department is receiving an increasing number of enquiries for luxury properties to rent for between R25 000 and R35 000 a month in areas such as Glenvista, Bassonia and the Meyersdal Eco Estate.

“This follows Chas Everitt International’s recent affiliation to the Leading Real Estate Companies of the World® (LeadingRE) network and its luxury real estate programme, Luxury Portfolio International®, which has created the opportunity to give high-end properties and gated estates in many parts of SA a much broader profile among a huge international audience of potential buyers and corporate tenants.

“People coming to South Africa on holiday or on work contracts no longer only talk about the Atlantic Seaboard in Cape Town or a few estates in the northern suburbs of Johannesburg – thanks to our participation in the Luxury Portfolio International®, programme, they are now quickly expanding their knowledge of SA property opportunities via online channels such as www.luxuryportfolio.com and leading publications like the Wall Street Journal.”

However, says Bauer, even in a hot, high-demand market, landlords need to be careful to rent to the ‘right’ tenants – that is, tenants with a good track record of paying on time and of keeping the properties they rent in good condition – and not just to whoever answers their advertisement first.

“And that’s where we come in, with a brilliant system that enables us to pre-qualify potential tenants and give landlords peace of mind, in addition to assisting them with rental collection and property maintenance.”

Indeed, says Bronkhorst, the EverRent© program is a one-stop, user-friendly system that gives a letting agent or administrator rapid access, online, to a number of functionalities, including all the financial aspects of each transaction, deposits held in trust, lease renewal reminders and day-to-day management requirements.

“It thus protects the interests of landlords, tenants and agents while also dramatically increasing operational efficiencies. In addition, it enables us to directly access the services of companies such as the Tenant Profile Network (TPN), RentBond and Metering Online and further enhance the letting/ renting experience for both landlords and tenants.

“TPN, for example, provides the instant credit checks and tenancy histories that enable our rental agents to select financially stable and reliable tenants. RentBond offers landlords a guarantee that gives them peace of mind that their rent will be paid for up to six months even if their tenants default or abscond, and will also take care of the legal side of things if there is a need to evict a tenant. And Metering Online provides a sophisticated prepaid electricity service that enables tenants to easily top up via the Internet or a cellphone.”
